Oviedo Florida Real Estate & Information

Oviedo, Florida, located about 12 miles northeast of downtown Orlando and just south of Lake Jesup, is a sprawling, fast-growing community of around 33,000 residents. The city, which has grown in population by approximately 27 percent since the 2010 census, still retains a small town feel, while offering big city amenities like health care, shopping and attractions in nearby Orlando.

Oviedo was voted among the 100 best places to live in the United States in 2009 by "CNN Money" magazine, and "Family Circle" magazine chose Oviedo among its top 10 towns for families in 2010. Oviedo is well known for the colony of chickens that roam the downtown area. These free-range birds have become a symbol of the city, making their way onto tee-shirts, coffee mugs and commemorative posters.

Shopping and Dining
Oviedo real estate owners will find plenty of places to shop. The Oviedo Mall, located just off of SR417, features more than 70 retailers plus a multi-screen movie complex. In addition, Oviedo's historic downtown shopping district features dozens of independentlyowned retailers, such as Niki Food Store, Artistic Hand, Sweet Repeats Candy Store, Leonors Vintage Store and Sisters Antiques.

Residents and visitors also have a myriad of restaurants from which to choose. Local favorites include The Town House Restaurant for home-style cooking, Sushi Pop, the Black Hammock Fish Camp and Restaurant at Lake Jesup and Habenero Mexican Restaurant. Cavallari Gourmet features prepared gourmet dishes ready to be cooked at home. There are also hundreds of restaurants, offering everything from burgers to Thai food to French cuisine, in nearby Orlando.

Parks and Recreation
One of the nicest things about owning Oviedo real estate is the abundance of green spaces and park land in and around town. The city manages 12 parks and recreational facilities with facilities that include an aquatic center and gym, several playgrounds, basketball and tennis courts, picnic pavilions and hiking and biking trails. In addition, Oviedo is within a short drive of several state parks and recreational lakes, including Lake Jesup Recreational Area, Horseshoe Lake, Lake Monroe Conservation Area and Little Big Econ State Forest.

Nearby Orlando offers additional attractions, such as the Disney and Universal Studios theme parks. In addition, Orlando is home to the NBA Orlando Magic basketball team, the Orlando Shakespeare Theater, the Orlando Ballet and the Winter Park Playhouse.

Living
Oviedo real estate varies widely, from modest cottage-style homes priced at under $100,000 to new construction and large lakefront estates. The majority of housing in Oviedo consists of single family homes, many of which have multi-acre lots. Because the city is growing so rapidly, there are many new housing developments in and around the Oviedo area.

The median home sales price in Oviedo for the fourth quarter of 2012 was $174,315. That's approximately nine percent less than the median home sales price for the fourth quarter of 2011. However, that number masks the huge variance among properties in the area.

Schools, Health, Transportation
School age children of Oviedo real estate owners attend Seminole County Public Schools. The district, which has a total enrollment of around 65,000 students, operates 57 schools. Within Oviedo, there are six elementary schools, three middle schools and two high schools. Oviedo is also home to several private and parochial schools, including St. Luke's Lutheran School and The Master's Academy, a Christian school for children in grades PK through 12.

For higher education, Oviedo is home to a branch of the Seminole College of Florida. In addition, the University of Central Florida is located in nearby Orlando.

Oviedo real estate owners have a variety of health care options. The city has several urgent care centers and a full complement of doctors' and dentists' offices. For more extensive and/or emergency care, the 808-bed Orlando Regional Medical Center is located about 30 miles away in downtown Orlando. The facility offers in-patient care, a 24-hour emergency room and central Florida's only level one trauma center.

It's easy to get around Oviedo, with regular bus service connecting points within the area. For trips out of town, State Route 417 connects Oviedo with Orlando to the south and Sanford to the north. For air travel, Orlando International Airport is located about 20 miles south of Oviedo. This airport offers dozens of non-stop flights to points throughout the United States and abroad. In 2012, Orlando International Airport served more than 35 million passengers.
